1.The proposed development would by reason of its design and the impact on external doors and fenestration detract from the character and architectural integrity of the Listed Building, thereby contrary to Policies DC61 and DC67 of the Core Strategy and Development Control Policies Development Plan Document and the provisions of the NPPF.
2.The proposed development would, by reason of its design and appearance and use of unsympathetic detailing result in a harmful development that would not preserve or enhance the special character of this part of the Conservation Area, nor the character of the Exhibition House therefore contrary to Policy DC67 of the Core Strategy and Development Control Policies Development Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 16-03-2018.
