1.The removal of the condition is unacceptable as insufficient information has been supplied to demonstrate compliance with section 50.1.2 of BS 9991:2015 Fire safety in the design, management and use of residential buildings. As such the proposal fails to put in place adequate measures to minimise the potential physical risks to future occupiers, including those arising as a result of fire and related hazards, in accordance with London Plan Policy 7.13 (Safety, security and resilience to emergency). The installation of a domestic sprinkler system into each of the three dwellings is therefore necessary to safeguard future occupiers in terms of fire risk.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mr Mostafa Alakrash via email on 23/01/18. Further information/plans were required in order to demonstrate acceptable access for a fire appliance. The applicant declined to provide the additional details.
