1.The proposed free standing illuminated projecting sign would, by reason of its excessive width, size, height, siting and illuminance, appear unduly dominant, visually intrusive and out of character in the streetscene harmful to the character and appearance of the surrounding area contrary to Policies DC61 and DC65 of the Local Development Framework Core Strategy and Development Control Policies Development Plan Document.
2.The proposed illuminated projecting sign would, by reason of its excessive width, size, height, siting and illuminance, be an unneighbourly development and appear unduly dominant and visually intrusive harmful to the amenity of adjacent occupiers, particularly No. 149 Oldchurch Road contrary to Policies DC61 and DC65 of the of the Local Development Framework Core Strategy and Development Control Policies Development Plan Document.
3.The proposed illuminated projecting sign would, by reason of its excessive width, size, height, siting and illuminance, distract motorists harmful to highway safety contrary to Policies DC32 and DC65 of the Local Development Framework Core Strategy and Development Control Policies Development Plan Document.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to MM Plannings via email on 20th January 2021.
