1.The development to which this consent relates must be commenced not later than five years from the date of this consent. Reason: To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990.
2.All making good works to the retained fabric shall be finished to match the existing original work with regard to the methods used and to material, colour, texture and profile and in the case of brickwork facebond and pointing. Reason: To preserve the character and appearance of the former Brewery buildings and their setting in the Conservation Area.
3.Detailed drawings or samples of materials, as appropriate, in respect of the following, shall be submitted to, and approved by the Local Planning Authority prior to the commencement of work: a) windows; b) doors; c) wicket gate; d) rainwater goods; e) roof materials. Reason: To preserve the character and appearance of the historic building and its setting in the Conservation Area.
4.Demolition shall not commence before: a) A contract for the carrying out of works of redevelopment of the site has been made; and b) 'Reserved matters' application P1081.99 pursuant to outline planning permission P1207.97 has been approved for the redevelopment for which the contract provides. Reason: To preserve the character and appearance of the Romford Conservation Area.
