1.In the absence of any evidence otherwise, the roof alteration and rear dormer window are not considered to be in accordance with the provisions of Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) (England) Order 1995, as amended by the Town and Country Planning (General Permitted Development)(Amendment) (No.2) (England) Order 2008 insofar as that the development will be constructed within roof of a two storey side extension which was approved under planning reference L/HAV 1246/72, and as such extend beyond the side wall of the original building and as a result a planning application will be required.
2.The development is not permitted by Class B of Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015, as the face and cheeks of the rear dormer window are not finished using materials that give a similar visual appearance to roof of the existing house. The materials used for dormer seem to match the painted render appearance of the rear elevation of the dwelling and therefore are not tiled to have the appearance and the similar colour and design used in the main roof of the house when viewed from ground level.
