| 1. | The works come within The Planning (Listed Buildings and Conservation Areas) Act 1990: sections 26H and 26I, as inserted by section 61 of the Enterprise and Regulatory Reform Act 2013 and The Planning (Listed Buildings) (Certificates of Lawfulness of Proposed Works) Regulations 2014 and therefore the proposal would not require planning permission. |
| 2. | Please be aware that this certificate is only issued on the basis of the content of Heritage and Design Statement dated 23rd February 2024 and the methodology and works described therein. Any deviation from this or otherwise may render this certificate invalid and the works unlawful. The onus is on the applicant to ensure that the works are lawful as may otherwise be subject to action being taken. |
