1.The operations come within the provisions of Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015, thereby not requiring planning permission.
2.Land Contamination Informative The applicant should note that the application site falls within a historic landfill site. Prior to the commencement of any groundworks or development of the site, the applicant should liaise with the Building Control Department setting out suitable gas protection measures to be employed on site including, but not necessarily limited to, the installation of a suitable gas resistant membrane, in compliance with BS 8485:2015. The gas protection measures should be provided to protect the occupiers of the dwelling house from methane and carbon dioxide.
3.Lawful Development Certificate Outbuilding Informative Please note that this certificate is granted for the outbuilding to be used for home office, storage & gym that would be incidental to main dwelling and as described on the submitted plans. It must only be used for purposes incidental to the enjoyment of 10 Thorogood Way, Rainham and not for any trade or business including meetings nor as living accommodation. Should business including meeting or living accommodation use be intended, an application for full planning permission must be applied for and permission granted before such use could occur. The use of outbuildings as living accommodation is not typically deemed acceptable therefore it is important the outbuilding is only used for the purposes as listed above.
4.Building Regs Informative This certificate provides confirmation that the development is lawful. You should also check whether the development requires separate Building Regulation consent.
