| 1. | The proposed cartlodge would be situated on land forward of a wall forming the principal elevation of the original dwellinghouse and therefore the proposals would not comply with provisons of Schedule 2, Part 1, Class E of the The Town and Country Planning (General Permitted Development) (England) Order 2015. |
| 2. | In the absence of documentary evidence showing the land area behind the Annex forming part of the main dwelling Mylands Farm, it is considered that the proposed building, which would be within 2m from the boundary, would have a height exceeding 2.5m and would therefore not comply with the provisions of Schedule 2, Part 1, Class E of the The Town and Country Planning (General Permitted Development) (England) Order 2015. |
| 3. | It is advisable that if a further submission is made that consideration is given to providing land registry documents outlining when the boundary of the site was altered, having regard to the arrangement of land showing on previous applications made at the site. Further to this, it would need to be evidenced by the applicant how a building of the scale and location shown would be incidental to the main dwelling house. |
