1.The proposed development does not fall within the criteria set out in Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) Order 2015 (as amended). The proposal involves addition to the roof of the main dwelling whereby the development fails to meet the following criteria: - The cubic content of the resulting roof space would exceed the cubic content of the original roof space by more than 40 cubic metres, as the host dwelling forms part of a row of terrace houses. Therefore planning permission would be required for the proposed development. FIRST SCHEDULE Certificate of Lawfulness for loft conversion with hipped roof to gable roof and rear dormer, new roof tiles, new roof lights to front roof slope, part garage conversion to form utility. SECOND SCHEDULE 17 Brackendale Gardens, Upminster as inidicated on the attached plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) Order 2015 (as amended), notification of the requirement for planning permission and the reason(s) for it was given to Mr Neil Rouse via email on 16th April 2021.
