1.The operations do not fall within the provisions of Schedule 2, Part 1, Classes B and C of the Town and Country Planning (General Permitted Development) Order 2015, as amended. Specifically; 1. The cubic content of the resulting roof space would exceed the cubic content of the original roof space by more than 50 cubic metres and therefore the proposed roof alterations would not comply with part B.1 (d) of Schedule 2, Part 1, Class B of the General Permitted Development Order (2015). 2. One of the proposed side dormers would extend beyond the outside face of the external wall of the original dwellinghouse and therefore the proposed roof alterations would not comply with part B.2 (b) (ii) of Schedule 2, Part 1, Class B of the General Permitted Development Order (2015). 3. The windows of the proposed side dormers would not be obscure-glazed and unclear whether the parts of the window which can be opened would be more than 1.7 metres above the floor of the room in which the window is installed. As such, the proposed roof alterations would not comply with part B.2 (c) of Schedule 2, Part 1, Class B and part C.2 of Schedule 2, Part 1, Class C of the General Permitted Development Order (2015) Therefore, the proposed developments would require planning permission.
2.The proposed roof plan submitted as part of the application does not accurately depict the roof form of the subject dwellinghouse.
