1.The operations come within the provisions of Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015, thereby not requiring planning permission.
2.This certificate provides confirmation that the development is lawful. You should also check whether the development requires separate Building Regulation consent. Information is available on the Building Control webpages and the team is available between 9am and 10am Monday to Friday via 01708 432700.
3.Please note that this certificate is granted for the outbuilding proposed to be used as an office and shed. It must only be used for purposes incidental to the enjoyment of 32 Wallenger Avenue, Romford and not for any trade or business nor as living accommodation. Should business or living accommodation use be intended, an application for full planning permission must be applied for and permission granted before such use could occur. The use of outbuildings as living accommodation is not typically deemed acceptable therefore it is important the outbuilding is only used for the purposes as listed above.
4.The applicant should note that the site is the subject of a Tree Protection Order (TPO). It is thus advised that any trees within the site are protected in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction' during the construction process of the proposed outbuilding. With particular regards to the Beech Tree in-situ, a very careful approach to the construction of the outbuilding is advised especially during ground works due to the risk of damaging roots. Hand dig rather than excavator use would greatly reduce this risk. The applicant should note that any damage or unauthorised work on a TPO tree could be subject to enforcement action by the Council.
