| 1. | The application for a Lawful Development Certificate is refused. The proposed development requires planning permission due to non compliance with Part 1 Schedule 2 Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015.
The total height of the proposed single storey rear extension, taken from the highest ground level surface adjacent to the building is in excess of 4 metres. Also, the single storey rear extension is within 2 metres of the shared boundary and the eaves height measured from the highest ground level surface adjacent to the building is in excess of 3 metres.
Due to the height of the proposed rear extension above the highest ground level surface adjacent to the building, the proposed development also is not in accordance with Prior Approval Y0027.18. |
