1. | The information provided within the application is unclear with regard to the existing lawful use of the premises, the proposed use of the coffee shop (depending on any element of takeaway food) and how the proposed coffee shop and restaurant will function in practice (taking into account their small size). As such, the proposals do not fall within the criteria set out in Schedule 2, Part A, Class E of the Town and Country Planning (Use Classes) (Amendment) (England) Regulations 2020 and as such require planning permission. |
