| 1. | The operations do not fall within the provisions of Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) Order 2015, as amended. Specifically:
1. The volume of the proposed developments would exceed 40 cubic metres.
2. The materials used for exterior work of the proposed rear dormer would not be of a similar appearance to those used in the construction of the exterior of the existing dwellinghouse and the proposed developments would involve the build up of the gable wall.
3. The edge of the proposed rear dormer closest to the eaves of the original roof would not be not less than 20 centimetres from the eaves.
4. The proposed first floor flank window would not be obscure-glazed and non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. |
