| 1. | The proposal fails to come within the provisions of Schedule 2, Part 1, Classes B and C of the Town and Country Planning (General Permitted Development) (England) Order 2015, thereby planning permission is required.
The proposal does not accord with Class B (B.1) (d) (ii) as the cubic content of the proposed extensions to the roof exceeds 50 cubic metres, as 53.15 cubic metres is proposed. The proposal does not accord with conditions set out in Class B (B.2) (c) (i) and (ii) or Class C (C.1) (a) and (b) as the proposed side flank window is not shown on submitted plans to be obscure glazed and non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
Plans should also identify the material to be used on the external walls of the rear dormer window. |
