1.The proposed front dormer window would not be permitted development as it would extend beyond the plane of any existing roof slope which forms the principal elevation of the dwellinghouse and fronts a highway and therefore it would fail to comply with Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) (England) Order 2015.
2.The alterations to the roof of a house and the creation of the rear dormer window over the pitched roof of the original projection of the dwelling would provide bi-fold doors which open out on to a flat roof creating a balcony. As a result, this would fail to comply with Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) (England) Order 2015.
3.Preparation for Re-submission Informative In preparing any resubmission, it is suggested that annotation be added to the proposed drawing to state - 1. Face and cheeks of dormer to be tile hung to match the appearance of the roof of the existing property. 2. Roof lights would not protrude more than 0.15 metres beyond the plane of the slope of the original roof and would not be higher than the highest part of the roof. 3. Annotation to drawing clearing outlining it is a juliette balcony and not a balcony. Also, it is suggested that the following description is used - Certificate of lawfulness for proposed hip to gable loft conversion with rear dormer window, roof lights to front and involving the removal of the pitched roof over the existing rear extension.
