1.The proposal fails to come within the provisions of Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) (England) Order 2015, thereby planning permission is required. The proposal does not accord with Class B (B.1) (d) (ii) as the cubic content of the proposed extensions to the roof exceeds 50 cubic metres. The proposal does not accord with B.2.(e) (i) as there appears to be a door proposed outside the dormer window with no railing shown, that would have access to a flat platform in front which could be used as a balcony. The proposal does not accord with B.2 (b) (bb) as the edge of the enlargement closest to the eaves of the original roof shall, so far as practicable, is less than 20 centimetres from the eaves, measured along the roof slope from the outside edge of the eaves. The proposal does not accord with conditions set out in Class B (B.2) (c) (i) as the proposed side flank window is not shown on submitted plans to be obscure glazed and non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
