| 2. | Land Contamination Informative
The applicant should note that the application site falls within a contaminated land area. Prior to the commencement of any groundworks or development of the site, the applicant should liaise with the Building Control Department setting out suitable gas protection measures to be employed on site including, but not necessarily limited to, the installation of a suitable gas resistant membrane, in compliance with BS 8485:2015. The gas protection measures should be provided to protect the occupiers of the dwelling house from methane and carbon dioxide. |

The applicant should note that the height of proposed outbuilding to be used for a gym/playroom shall be not be more than 2.5m in height to comply permitted development guidelines within the provisions of Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015 due to its proximity to the boundaries of the site. |
| 4. | Lawful Development Certificate Outbuilding Informative
Please note that this certificate is granted for the outbuilding to be used as a gym/playroom . It must only be used for purposes incidental to the enjoyment of 252 Wennington Road, Rainham and not for any trade or business nor as living accommodation. Should business or living accommodation use be intended, an application for full planning permission must be applied for and permission granted before such use could occur. The use of outbuildings as living accommodation is not typically deemed acceptable therefore it is important the outbuilding is only used for the purposes as listed above. |
