1.The extension is a hip to gable and part dormer extension of a non-original part of the dwelling (two storey extension granted planning permission in 1984). The hip-gable is not an enlargement joining the original roof and extends beyond the original side wall. The dormer extends beyond the original side wall. In these respects, the proposal is contrary to Condition B.2 (b)(ii) of Schedule 2, Part1, Class B of the General Permitted Development Order (GPDO). Furthermore, in accordance with Schedule 2, Part 1, Class A of the GPDO Development is not permitted if the enlarged part of the dwellinghouse would extend beyond a wall forming a side elevation of the original dwellinghouse and would exceed 4 metres in height. In this case, the house has already had a two-storey side extension. The hip to gable part of the proposal and at least some the rear dormer would extend beyond the original side elevation and exceed 4 metres in height.
