| 1. | The roof enlargements to the semi-detached property including proposed hip to gable and rear dormer window but also the volume of the flat roof of the existing single storey rear extension above the eaves of the original dwelling would have a volume of 61.25 cubic metres and therefore would exceed 50 cubic metres allowance outlined in Schedule 2, Part 1, Classes B of the Town and Country Planning (General Permitted Development) (England) Order 2015. As a result, a planning application will be required due to the fact the proposed volume exceeds 50 cubic metres. |
