1.The proposed development would not comply with the provisions of Schedule 2, Part 1, Classes B, and C of the Town and Country Planning (General Permitted Development) (England) Order 2015. CLASS B Although outlined in brief within the application form, the drawings provided do not indicate the materials of the proposal to be matching and acceptable in this instance under B.2(a). Furthermore the drawings do not demonstrate that there would be 20cm separation from the eaves line of the original building (B.2(b)(i)(bb). Plans also indicate no set in of the dormer window from the side elevation. CLASS C Insufficient information has been provided to conclude that no other obscure windows will be inserted on the side elevation, to conform to schedule C.2 (a), and (b)
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent on 20/07. The revisions involved providing a new side elevation, amendments to set in the dormer window from the side elevation, confirmation of materials, and clear indication that the rear dormer will be 20cm up from the eaves. No further communication has been received.
