1.The operations do not fall within the provisions of Schedule 2, Part 1, Class B and C of the Town and Country Planning (General Permitted Development) Order 2015, as amended. Specifically, site photographs of the existing rear dormer show that it does not retain 20cm to the eaves of the existing roof of the dwelling-house and the roof of the single storey rear extension plus the total volume of the hip to gable extension and the rear dormer exceeds 50 cubic metres. As a result, it is considered that the development is not permitted development.
2.Notwithstanding the submitted plans hereby conceded, they do not adequately reflect the current situation at the application site.
