1.The development fails to comply with Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) (England) Order 2015 as the overall height of original roof of dwelling has been increased,the rear dormer is not set back 20cm from the eaves, the cheek of the dormer should be set in from gable wall and that it should be tile hung to match the appearance of the roof of the dwelling house and not be rendered. For the reasons the existing roof alterations is not permitted development. As such, Certificate of Lawfulness for an Existing Development is hereby refused.
2.Planning Enforcement Investigation Informative This development will be forwarded to Planning Enforcement to follow up and given the refusal of this application formal enforcement action may therefore be taken.
