| 1. | It is considered that the proposal falls outside of the provisions of Schedule 2, Part 1, Class B of the Town and Country Planning (General Permitted Development) (England) Order 2015 as the cumulative volume of the roof enlargement to the original dwelling house exceeds 50 cubic metres. As a result, it is considered that the loft conversion including a hip to gable roof alteration with side and rear dormer windows to be retained is not permitted development. |
| 2. | The gabled roof over the main dwelling and the dormer window extend over an extension and are not within the roof of original dwelling house. In addition, the dormer window over the first floor rear extension roof projects towards the street due to the location of the application site on a junction. As a result, it is considered that the loft conversion to be retained is not permitted development. |
