| 1. | Prior Approval is given in accordance with the details as provided within the application. |
| 2. | Prior to the occupation of the development, with respect to this prior approval, the 2 rear car parking spaces, cycle storage and the refuse storage space shall be laid out in accordance to the approved plans/documents. One parking space shall be allocated to the future occupier(s) of the flat, with no flat individual flat being allocated with more than one parking space.

| 3. | Prior to the occupation of the development, with respect to this prior approval, the building(s) shall be so constructed as to provide sound insulation of 43 DnT,w + Ctr dB (minimum values) against airborne noise and 64 L nT,w dB (maximum values) against impact noise to the satisfaction of the Local Planning Authority.
