| 1. | The proposed flats have a gross internal floor area of 47 square metres, which fails to meet the minimum internal space standards of 50m² for a 1-bed 2-person one storey dwelling or 61m² for a 2-bed 3-person one storey dwelling, which would be harmful to the amenity of future occupiers. Consequently, under the provisions of Schedule 2, Part 3, Class MA of the Town and Country Planning (General Permitted Development) (England) Order 2021 (as amended), the prior approval of the Local Planning Authority is refused. |
