1.Development must be completed within a period of 3 years starting with the prior approval date.
2.The prior approval for the conversion to residential use shall not be carried out until such time as the Planning permission granted 21 November 2025 (planning ref: P1217.25), for: "Installation of vent mesh on all elevations and windows on the southwest elevation. Installation of roof lights and vented shaft on the flat roof", has been fully implemented. Reason In order to provide adequate ventilation to the building with respect to the amenity of the future occupiers of the site.
3.Prior Approval is required (given) in accordance with the details as provided within the application.
4.Notwithstanding details shown on approved plans the self-contained flats hereby permitted shall not be occupied until cycle storage is provided in accordance with details that have been submitted to and approved in writing with the Local Planning Authority have been approved. The cycle storage as agreed shall be permanently retained thereafter. Reason:- In the interests of providing a wide range of facilities for non-motor car residents and sustainability (London Plan (2021) Policy T5) and as insufficient information has been provided to judge the appropriateness and suitability of measures shown on submitted plans.
5.No buildings shall be occupied until refuse/recycling storage facility is provided in accordance with the approved plans. The facility shall be permanently retained thereafter. Reason:- In the interest of amenity and sustainable development.
6.The scheme to control noise and vibration, as detailed in the noise report provided by DAA Group, dated 1 December 2024 submitted with this application shall be implemented, as a minimum, before the hereby permitted use commences. Such a scheme as approved shall be implemented and validated prior to first occupation, and thereafter retained and maintained in accordance with such details. Reason: To protect the amenity of noise sensitive premises.
7.The prior approval is given subject to unilateral agreement being submitted to prevent the future occupiers of the site to obtain parking permit within the nearby Residential Control Parking Zone.

10.You are advised that the implementation of the planning permission Ref; P1217.25 granted on 21st November 2025 for " the installation vent mesh windows, roof lights, vented shaft for the flat roof" prior to the occupation of the building would not affect the prior approval hereby granted.
