1.The development to which this consent relates must be commenced not later than three years from the date of this consent. Reason:- To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004).
2.All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning Authority. Reason:- To safeguard the appearance of the premises and the character of the immediate area, and in order that the development accords with the Development Control Policies Development Plan Document Policy DC61.
3.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
4.Written notification of the intended start of works on site shall be sent to Historic England, 4th Floor, Cannon Bridge House, 25 Dowgate Hill, London EC4R 2YA, Tel 020 7973 3700, (customers@HistoricEngland.org.uk), with a copy sent to the Local Planning Authority, at least seven days before the works hereby approved are commenced. Reason:- In order that English Heritage and the Local Planning Authority may be given the opportunity of monitoring the progress of works on site to ensure the preservation of the special interest of the building affected by the works hereby approved.
5.The scheme shall be implemented strictly in accordance with the revised drawings hereby approved and the works shall be executed as follows; The existing internal access between the main property and the additional accommodation to be retained to ensure that the annexe remains a part of the host building. - The brick and mortar used for the infill below the new window should be to match the adjacent fabric and utilise a straight joint rather than disturb the existing fabric. - The new entrance and fenestration shall be positioned within the existing reveals and recessed. Reason:- In order to ensure the character and appearance of the Listed Building and the special interest of the heritage asset is safeguarded and that the proposed development to accords with Development Control Policies Development Plan Document Policy DC67.
6.All new work and works of making good to the retained fabric whether internal or external shall be finished to match the existing original work with regard to the methods used and to material, colour, texture and profile and in the case of brickwork facebond and pointing. Reason:- To preserve the character and appearance of the Listed Building and its setting, and in order that the development accords with Development Control Policies Development Plan Document Policy DC67.
7.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework 2018.
