| 1. | The development to which this consent relates must be commenced not later than three years from the date of this consent.
Reason:-
To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
The Local Planning Authority consider it essential that the whole of the development is carried out and that no departure whatsoever is made from the details approved, since the development would not necessarily be acceptable if partly carried out or carried out differently in any degree from the details submitted. Also, in order that the development accords with Development Control Policies Development Plan Document Policy DC61, DC67 and the Heritage Supplementary Planning Document. |
| 3. | The local planning authority shall be notified in writing of the date on which the initial stripping off works are proposed to commence on site at least 14 days prior to such commencement in order to provide an opportunity, as required, for the inspection and site meeting involving a representative from the local planning authority, the applicant, agent and contractor to consider detailed elements of the proposal.

| 4. | A method statement for the repair to the damaged plasterwork and replastering to include details of mortar mix, methods of repairing the damage render, refilling of the cracks, and limewashing, shall be submitted to and agreed in writing by the local planning authority prior to the commencement of the works.
Reason:- To safeguard the appearance of the heritage assets and the character of the immediate area, and in order that the development accords with the Development Control Policies Development Plan Document Policies DC61, DC67 and the Heritage Supplementary Planning Document. |
| 5. | Drawings in elevation and section, at a scale between 1:1 and 1:20 as appropriate, to show the detail of the proposed replacement windows in the ground floor WCs, shall be submitted to and agreed in writing by the local planning authority prior to the first installation of the windows.
Reason:- To safeguard the appearance of the heritage assets and the character of the immediate area, and in order that the development accords with the Development Control Policies Development Plan Document Policies DC61, DC67 and the Heritage Supplementary Planning Document. |
| 6. | All works to the interior are subject to be agreed following an inspection by the Local Planning Authority after the removal of the modern wallpaper and panelling from walls and ceilings.

| 7. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework 2018, improvements required to make the proposal acceptable were negotiated with the agent following a site visit on 2 July 2021. The revisions involved updates to drawings and supporting statements following heritage advice. The amendments were subsequently submitted on 15 July 2021. |
