| 1. | The development to which this consent relates must be commenced not later than three years from the date of this consent.
Reason:-
To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004). |
| 2. | The development hereby granted consent shall not be commenced until a schedule with clear photographs of the types and colour of the materials to be used in the external finishes has been submitted to and approved in writing by the Local Planning Authority prior to their first use on site. The development shall be implemented in accordance with the approved details.
Reason: Insufficient information has been supplied with the application to judge the appropriateness of the materials to be used. Submission of a schedule with clear photographs of the types and colour of the materials to be used in the external finishes prior to commencement will ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 3. | Notwithstanding the details on the approved plans, drawings that show details and materials of new windows, doors, fascia, sills and eaves to be used in section and elevation, at scales between 1:20 and 1:1 as appropriate, shall be submitted to and approved in writing by the Local Planning Authority prior to their first installation on site.
Reason: Insufficient information has been supplied with the application to judge the appropriateness of the new windows, doors, fascia, sills and eaves to be used. Submission of additional drawings that show details of proposed new windows, doors, fascia, sills and eaves to be used prior to their first installation on site will ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 4. | Prior to rethatching the roof, a method statement confirming the details of the thatching material and method of rethatching of the roof, shall be submitted to, and agreed in writing by the Local Planning Authority. The rethatching works agreed should be carried out only in accordance with the specification of works and method statement contained in the approved statement.
Reason: Insufficient information has been supplied with the application to judge the appropriateness of the thatching material to be used and method of rethatching the roof. Submission of a method statement confirming the details of the thatching material and method of rethatching of the roof prior to rethatching the roof will ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 5. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with Urbanist Architecture via email in March and May 2023. The revisions involved reducing the size of the rear extension and adjusting the chimney design. The amendments were subsequently submitted on 3rd May 2023. |
