| 1. | The development to which this consent relates must be commenced not later than three years from the date of this consent.
Reason:-
To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice), and the associated heritage statement.

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The existing roof tiles shall be carefully removed and retained in a manner that prevents damage. The balance to replace any damaged/missing tiles to be made up with handmade tiles which should precisely match the existing rooftiles in respect of unit dimensions; colour and texture unless otherwise approved in writing by the Local Planning Authority.

| 4. | Details of the proposed replacement tiles, including either physical samples or high-quality side-by-side photographs comparing the existing and proposed tiles, shall be submitted to and approved in writing by the Local Planning Authority prior to their first use on site.

| 5. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
