1.The development to which this consent relates must be commenced not later than three years from the date of this consent. Reason:- To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004).
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.The development hereby granted consent shall not be commenced until a schedule with clear photographs of the types and colour of the materials to be used in the external finishes has been submitted to and approved in writing by the Local Planning Authority prior to their first use on site. The development shall be implemented in accordance with the approved details. Reason:- In order to ensure that the appearance of the proposed development will harmonise with the character of the surrounding area.
4.Notwithstanding the details provided, prior to their installation on site, additional drawings that show details of proposed windows, doors, fascia and sills to be used by section and elevation at scales between 1:20 and 1:1 as appropriate, should be submitted to and approved in writing by the local planning authority. Works shall be implemented in accordance with the approved details, shall be implemented in accordance with the approved details, and shall be permanently maintained as such. Reason:- Insufficient information has been supplied with the application to judge the appropriateness of the channel. Submission of the details prior to commencement will ensure that the proposal will harmonise with the character of the building.
5.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent via email/telephone call at various times. The revision involved reduction in the height of the proposed porch. The amendments were subsequently submitted on 16/08/2024.
