1.The development to which this consent relates must be commenced not later than three years from the date of this consent. Reason:- To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004).
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.Prior to installation, detailed drawings showing the proposed new dormer window, including fascia and sill sections and elevations at scales between 1:20 and 1:1 as appropriate, shall be submitted to and approved in writing by the local planning authority. Works shall be carried out in accordance with the approved details and permanently maintained as such. Reason:- To ensure that the design, scale, and detailing of the proposed dormer window are sympathetic to the character and appearance of the heritage asset, in accordance with Policy 28 of the Local Plan, Policy HC1 of the London Plan and the NPPF.
4.Following a full assessment and prior to any refurbishment works to the cupola, a schedule of works, methodology, and details of materials to be used shall be submitted to and approved in writing by the local planning authority. Works shall be implemented in accordance with the approved details and permanently maintained as such. Reason:- To ensure that the design, scale, and detailing of the proposed dormer window are sympathetic to the character and appearance of the heritage asset in accordance with Policy 28 of the Local Plan, Policy HC1 of the London Plan and the NPPF.
5.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
