1.The development to which this consent relates must be commenced not later than three years from the date of this consent. Reason:- To comply with the requirements of Section 18(1) of the Planning (Listed Building and Conservation Areas) Act 1990 (as amended by Section 51 of the Planning Compulsory Purchase Act 2004).
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.The proposed development hereby approved shall be carried out in accordance with the materials/colours detailed in the written specification set out on plan ref: 185349 (REV E) page 5 of 8 and page 6 of 8 (Proposed signage), unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the proposed development will preserve the character and appearance of the Listed Building and its setting and the Conservation Area.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent, via telephone conversation and emails at various times. The revisions involved changing the internally illuminated menu case to non- illuminated. The amendments were subsequently submitted on 25/10/2024.
