1.The requested non-material amendment to planning permission P1222.25 dated 05/12/2025 to allow for the increase of the detached garage height by 200mm and depth by 600mm are not acceptable. Reason: The amendments sought are considered to materially affect the character and nature of the development previously approved and cannot be regarded as a non-material amendment as the change would alter the appearance, scale and bulk in design terms and its contribution to the wider street scene. The submission of a fresh planning application is therefore deemed necessary in this case.
