1.The proposed development would, by reason of its positioning, depth, poor design, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the garden scene harmful to the appearance and visual amenity of the surrounding area contrary to Policies 7 and 26 of the Havering Local Plan 2016 - 2031 (Adopted November 2021).
2.The proposed first floor rear extension would, by reason of its excessive depth and position close to the boundary of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers at no.91 due to loss of light, overshadowing and an overbearing impact which would have a serious and adverse effect on the living conditions of adjacent occupiers contrary to Policy 7 of the Havering Local Plan 2016 - 2031 (Adopted November 2021) and the Residential Extensions and Alterations Supplementary Planning Document (Adopted 2011).
