1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

3.The proposed development hereby approved shall be constructed in accordance with the materials detailed on plan no. 2925-URB-U11-XX-DR-A-208250 Rev P01a and the covering letter prepared by Montagu Evans, dated January 2026 unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area.
4.No plant or machinery shall be installed unless it meets, or mitigation is employed, to meet the following standard: The Rating Level (Lar, Tr) of the hereby permitted plant or machinery shall be at least 10dB below the prevailing background noise level (LA90, T). The measurement position, assessment and definitions shall be made according to BS4142:2014 + A1:2019 "Methods for rating and assessing industrial and commercial sound." The equipment shall be maintained thereafter to the satisfaction of the Local Planning Authority, and the use hereby permitted must cease during any period that this condition is not complied with. Reason: To protect the amenity of noise sensitive premises from noise from mechanical plant.
5.The applicant should ensure that any mechanical plant and associated ducting is suitably treated/isolated and installed to ensure that the noise and vibration from the hereby permitted use ensures that the occupiers of neighbouring residential properties are provided with reasonable resting/sleeping conditions with reference to BS8233:2014-Guidance on Sound Insulation and Noise Reduction for buildings- Code of practice . Reason: In order to protect the amenity of residents from noise and vibration from the commercial units.
6.Before the use commences a scheme to control the transmission of noise and vibration from any mechanical ventilation or extraction system installed shall be submitted to and approved in writing by the Local Planning Authority and implemented prior to the permitted use commencing. Thereafter, the equipment shall be properly maintained and operated during normal working hours. Reason: To protect the amenity of noise sensitive premises from noise and vibration from mechanical plant.
7.Before the use commences suitable equipment to remove and/or disperse odours and odorous material should be fitted to the extract ventilation system in accordance with a scheme to be approved by the Local Planning Authority. Thereafter, the equipment shall be properly maintained and operated during normal working hours. Any extract ventilation fan shall be installed with flexible couplings and installed together with any associated ducting so as to prevent the transmission of noise and vibration into any neighbouring premises. Reason:- In order to protect adjoining premises from noise and smell in the interest of amenity.
8.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
9.The applicant is advised that any proposed external signage, including the indicative signage zones shown on the approved drawings, does not form part of this planning permission. Any external advertisements, fascia signage, logos or illuminated signs will require separate Advertisement Consent under the Town and Country Planning (Control of Advertisements) Regulations 2007 prior to their installation.
