1.The proposed replacement dwelling would, by reason of its excessive width in relation to the side boundaries, bulk, massing and poor design, result in a cramped development that would be unduly dominant and visually intrusive in the street scene, to the detriment of the special character of the Emerson Park Policy Area and contrary to policies ENV1, ENV21 and Appendix 5 of the Havering Unitary Development Plan.
2.The proposal, by reason of its depth, height and bulk, would appear as an unacceptably dominant and incongruous feature in the rear garden scene contrary to Policy ENV1 of the Havering Unitary Development Plan
