1.The proposed roof extension would, by reason of its height, bulk and design would appear rather top heavy and would result in a dominant and visually intrusive feature, in a prominent position in street scene, detrimental to the character and appearance of the host property and visual amenity of the locality. The proposal would appear overbearing when viewed from the garden of the adjoining property, to the detriment of their amenity, contrary to Policy 26 of the Havering Local Plan 2021 and Residential Extensions and Alterations SPD 2011.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email.
