1.The proposed front dormer window by reason of its, position bulk an unbalancing effect of the pair of semi detached properties, would appear out of scale and character with the dwelling and materially harmful to the visual amenity of the surrounding area contrary to Residential Extensions and Alterations Supplementary Planning Document, Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mr Millard and Mr R Hartley by email on 14/03/19. The case officer suggested a reduction in width and height of the front dormer. Revised plans were not provided.
