1.The proposed part single storey side/rear extension, by reason of its projection and position close to the host dwelling's shared boundary with no. 10 Claremont Gardens, would be an intrusive and unneighbourly development and have an adverse effect on the amenity of these adjacent occupiers, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by e-mail on 02/03/2023.
