1.The proposed two-storey wrap-around extension would, by reason of its excessive width, scale, bulk, mass and roof form, appear as a dominant and visually intrusive feature in the rear garden environment, harmful to the appearance of the surrounding area, contrary to Residential Extensions and Alterations Supplementary Planning Document and Policies 7 and 26 of the Havering Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via e-mail on 02/03/2023.
