1.The proposed development by reason of its depth, bulk, design and built form would result in an unacceptably prominant addition to the dwelling house that would be an intrusive feature detrimental to the character and appearance of the host property and streetscene, failing to respond sympathetically to the prevailing character of development in this locality contrary to the high-quality design aspirations of the National Planning Policy Framework (2021), policies D4 of The London Plan (2021) and Policies 26 and 28 of the Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Valentine (agent) by email on 06/03/23
