1.The development would, by reason of its siting, height and material finishing, appear as an incongruous and visually intrusive feature in the area, harmful to the visual appearance of the surrounding area contrary to Policy 26 of the Havering Local Plan 2016.
2.The development, by virtue of its siting and height, would lead to inadequate odour discharge that would be detrimental to the amenity of the neighbouring occupants, contrary to Policies 7 and 14 of the Havering Local Plan 2016.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 09/05/2025.
