1.The proposal would, by reason of noise, general disturbance and fumes associated with vehicles manoeuvring directly adjacent to the living room window of the adjacent ground floor maisonette, No.15 Squirrels Heath Lane be detrimental to the amenity enjoyed by the occupiers of that property, contrary to the Residential Extension and Alterations Supplementary Planning Document and Policies 7, 26 and 27
2.Insufficient details have been provided with regards to the front garden. In order to facilitate hard surface work to allow for parking, it would require changes to the ground levels and extensive drainage works. No information has been submitted.
3.The applicant is informed that flats and maisonettes do not benefit from Permitted Development rights. As such, in the event of re-submission, a Full Planning Application form should be submitted and not a Householder planning application.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Mr Wayne Hopwood on 29/04/22.
