1.The loft conversion including the hip to gable roof conversion and rear dormer window unbalances the appearance of this pair of semi-detached dwellings and appears as an unacceptably dominant and visually intrusive feature in the street scene and rear garden harmful to the appearance of the surrounding area, contrary to Policies DC61 and DC69 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 and D4 of the London Plan (adopted March 2021).
2.The rear dormer window, by reason of its scale, bulk, mass and materiality appears out of scale and character with the dwelling and is materially harmful to the visual amenity of the surrounding area contrary to Policies DC61 and DC69 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 and D4 of the London Plan (adopted March 2021).
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Oliver (Agent) by e-mail on 12/03/21.
