| 1. | Inadequate information has been submitted to demonstrate that a suitable environment for the activity could be secured without significant adverse impact to neighbouring living conditions with potential disproportionate level of comings and goings and the associated noise impact of the use, therefore making the proposal unacceptable. The proposal is therefore contrary to Policy 34 of the Local Plan 2021. |
| 2. | The proposal fails to provide adequate details regarding the level of cycle and car parking provision for the use of staff and customers, without which the use would be considered to have adverse impact on the local highway network, contrary to policies 23 and 24 of the Local Plan 2021. |
