1.The proposed hip to part gable/part hip roof conversion would unbalance the appearance of this semi-detached bungalow and appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area. The resultant bulk and mass of the roof would also be exacerbated by the proximity of the front and rear dormers to the edges of the roof, resulting in an overly bulky, visually intrusive form of development, contrary to the Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed gabled end and part hipped roof would, result in the loss of sun and natural light to a primary window serving a habitable room at No.49 Lodge Lane. The resultant development would thereby be intrusive and unneighbourly and would have an adverse effect on the amenities of that occupier, contrary to the Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Arudycevas by e-mail on 22/03/16.
