| 1. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 2. | The outbuilding hereby permitted shall be used for storage of materials, product and machinery in association with the main planning function of the site. Any machinery stored in the outbuilding shall not be operated at any time unless otherwise agreed in writing with the Local Planning Authority in order that the impacts may be fully considered.

In the interests of neighbouring amenity and to accord with the description given by the applicant. |
| 3. | External access doors of the outbuilding and main building shall remain closed when any noisy works are occurring within the workshop in the main building, save for the ingress and egress of people and goods to the workshop.
Reason: To prevent noise nuisance to adjacent properties. |
| 4. | No deliveries shall be taken at or despatched from the site outside the hours of 08:00-18:00 Monday - Friday, 08.00-17.00 Saturday nor at any time on Sundays, Bank or Public Holidays.

| 5. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent. The revisions involved alterations to the drawings to label the layout and clarification over the use of the outbuilding. The amendments were subsequently submitted on 21-04-2022 and clarification over the use 17-05-20222 |
