1.The vehicular crossover does not retain sufficient soft landscaping to the front garden, therefore the development fails to either enhance or retain the character of the surrounding area, harmful to the visual amenities of the streetscene, contrary to the 'Residential Extensions and Alterations' SPD, Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The vehicular crossover, by reason of the inadequate depth of the front garden, results in the risk of vehicles overhanging the public footway, degrading the level of service for pedestrians and also the efficiency of the highway network, contrary to Policies DC32 and DC34 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Darren Mansfield, by email on 14/05/2018.
